The Property

 

A listed Georgian town house set over 3 floors located within the mediaeval town of Warwick in a tightly controlled Conservation area. The house was deemed to be structurally unsafe with the home buyers report stating that the house would need the removal of an existing mono pitch single storey extension. Both Party walls required additional structural support, along with the chimney breast that needed tying into the wall

The building had been neglected with years of damp and decay building up. Such was the work required that the home was in need of extensive restoration works to areas such as the main roof, all the windows and all the floor joists and beams. New services were required including electrical installation, heating and drainage and waste.

The Brief

Create a 3/4 bedroom with an ensuite added to the master bedroom, create a new family bathroom upstairs and a new utility area. Make safe the existing staircase whilst retaining as much of the original features as possible and respect the original design whilst delivering a modern twist on the use of the space. Create a snug, a new open plan kitchen area and dining area with access to the courtyard in the garden.

Listed Building Constraints

Listed building constraints can be challenging, but ultimately they will protect the features of the building and help any design keep the most striking and beautiful features.

 

This property was set within a conservation area, the properties front elevation needed to remain untouched with the exception of restoration of the original sash windows.

​

Within the property one of the original staircases was required to remain in it's original position. Along with this, both chimney breasts, all existing doors, lime plaster and the rear garden wall was of listed status.

​

The properties rear elevation would only be granted planning approval extension due to the listed status

The Design

We started by removing the existing rear extension and replacing it with a new parapet extension to the existing footprint and a frameless box glass infill roof and wall to the side which maximises both space and natural light.

 

The modern parapet and frameless box glazing extension now house the new kitchen dining area with double doors leading into the courtyard garden , helping bringing the feeling of the outside in.

In addition to the rear extension we have fully redesigned the interior layout for the existing dwelling; entering the property a new wall was added forming a new hallway and snug.

 

Leading off the hall is a new living area which leads onto the new extension.

 

The listed staircase takes you from the living room to the list floor where there is now a utility room, family room , study area and double bedroom.

The second staircase, with added turn for safer access, leads to the top floor master bedroom, ensuite with dressing room area.
